In Charleston, you have seismic and wind loading issues to consider, as well as impact glass, and in some cases the need to elevate a home. That drives up the price per s/f. I would think sticks and bricks you could do it for $150.00. The land price plays a large part. Do you own a lot already?
no lot yet. we have been looking to buy a new home for the past several months and getting frustrated with it. can’t seem to find what we are looking for within our budget. so we are exploring building something. we have been looking at land in hollywood, meggett, and ravenel area. (at least a few acres)

Check out America’s home place. We almost went with them about 8 years ago, but then I found the house we have now. Was pretty impressed with the floor plans and prices. I know they have a showroom in Charleston somewhere.

You can build a (**() nice house for $150.00/sf. At $300/sf it better wipe your ass when you sit on the pot.

Floater, my wife and I are in the same situation…trying to find the right home at the right price in that area is pretty hard. We’re going to have to raise our budget to even get close to what we want. Home prices are rising mixed with the flood insurance problem and things are getting harder!!
