Garage addition

I am planning a garage expansion on my home and in order to get the city of Charleston’s blessing, I need a set of architectural drawings. The city said that I could draw them up myself but I’ve run into an issue that someone with more knowledge than I, would be able to solve. It’s hard to describe…in a nutshell, the area the expansion is to fill is a corner of an L-shaped house with a screened in patio forming one leg. The two existing roof lines run 90* to each other and the new roof needs to tie-in to the existing two. The existing roofs are of different pitches and slightly different heights (when measured from the ground to the start of the eaves). The main roof of the house poses no issue, but the tie-in to the patio roof leaves us with a rain water run-off issue. Can anyone recommend a draftsman or ??? that might be able to help. I called a few architectural firms and the feeling I got was that they didn’t want to be bothered with something on such a small scale. They also quoted me prices that were darn near 50% of the estimated cost of the garage.

Our first proposal for a garage was a 40x24 stand-alone in the back of the house, but the HOA shot that down. This would be a non-issue if I could sway the ARB :smiley:

I am a professional engineer and drafter. I specialize in underwater engineering, hence the dive helmet in my avatar; however, I work for a small engineering design firm when I am not in the water.
