My Bristol marina dockage is going up 24% !!!. I’m waiting to find out why. I’m not that familiar with this area but is that amount of increase even legal? Aren’t there any protections in place for this type of abuse ? They have me by the short hair as choices are slim. Lemme guess, grin and bear it.

It’s not the amount of rent at issue. It’s the 24% increase. The fact that rates can be raised at will is what has me concerned. Some cities call it rent control. I have no issue with increasing rates; maintenance, salaries, etc. necessitate increases. An immediate 24% ? Do you get excited whenever your taxes go up and you have no control over it? They do it because they can.

Free market, if they get too expensive they will lose business and have to adjust to stay in business. Most business’s charge as much as the market will pay.

Did you sign a contract?

I would hope that you would pay that amount you agreed to on the contract and they cant go up until the contract is up. Similar to renting a house or apartment.

My rent went from $225 per month to $350 per month over a 2 year period. Granted it had been $225 for about 10 years before that.

Supply and demand. In the end every business is out there to make a profit. I am sure they are aware they will lose some people due to the rate increase but I can promise you that they have done enough market research to know that those spots will be filled by others who are willing to pay.

I agree it sucks but shopping around and working to get the best bang for your buck is what helps keep businesses in check.

As was stated earlier, in most things pertaining to boats, you get what you pay for.

Take this as an example. I had Geico for almost 10 years. Good driving record and my rates get better every 6 months until the last year I was with them. Rates went up about 30% in one year. They stated inflation and a bunch of other excuses. I shopped around. Nationwide beat my old rate with Geico before the increase. Almost 5 years later and my rates have actually gone down even more.(Most likely due to being older and driving more “adult” vehicles)

It’s a business decision. They can get more for your dock slip then you are paying, and therefore you will pay more or leave so they can rent it to someone that will.

Actually, there is a law. It’s contract law. Your rental contract most likely states that they can raise the rent with x days notice.

The Beach Company owns the majority of the wet slips in this area(The Bristol, City Marina, most of Ashley and probably some more that I don’t know about, they pretty much set the price on wet slips in this area

I to sir would be unhappy. But if you are happy with where you are and the service they provide you, it is also your right to try (note I said try) to negotiate a better price with them. Not everything is always written in stone.

I was there for 8 years before moving out earlier this year. I know that they offered 2 months free rent with an annual contract for new slip holders. If they prorated that, then your second year rent would increase by about 20% because you lost the 2 months free sign-up incentive.

Also, they have a bunch of open wet slips, but usually have a waiting list for the jet docks. Were you on a jet dock?
