John's Island, Fisherman's dream?

Hello to all forum members. New member here. I currently live in Beaufort area and I am considering purchasing a waterfront lot on John’s Island off of Bohicket Dr for a future home. It would be on the southwest side of the island on Hoopstick Creek. I do not know much about the flats fishing in the Charleston area, I’m not looking for anyone to give away their spots, but what general areas are typically used for fly fishing in the flats for Reds. Is this area productive? Or would it be too long of a run to better areas? For offshore fishing, what is the typical run to get into some mahi and other good offshore species?

good area. try church creek flats. Offshore, once the dolphin move in (like right now through next month) you can find decent catches in less then 100ft. roughly 30 miles gets you to good areas around 100ft. I’ve caught plenty of dolphin and a few sailfish as shallow as 57ft.
