Garage space for your kayak or surf board. Enough parking for another smaller boat too if you have one.
No smoking.
$825 per month all in, that includes your 1/3rd of the utilities. Which can be dang high mid summer heat + pool pump. I suggest you take that deal instead of rent plus utilities
