looking for land to purchase?

We have recently started to look for raw land to purchase. Doesn’t matter which county as long as its within 1.5 hrs of Charleston.

My problem is that I can’t seem to find a real estate agent that can help us. I have found one agent but he only specializes in one county.

I have tried to contact several different agents but all must be real busy because I can’t get them to respond.

Any recommendations on a real estate agent that specializes in raw land or any tips is appreciated.

Boot I have 171 acres of prime hunting property 1 hr from Charleston. I recently bought acreage in NC with 1/4 mile of river frontage and would consider selling.

partner- that is bigger than what we are looking for. Looking for around 50 acres or so.

I went on their website just to see what was available and there were 4 in Oburg county, but the price for each was over $3k/acre

Yeah price per acre varies a good bit. $3k/ acre is on the high end. We expect to pay $2700/acre for the ideal property. Going to be a process to find a property that meets our needs and our budget.

With just 50 acres in mind, what kind of hunting are you looking for? If going for QDMA and 50 acres you really need to look to neighboring land and their take on hunting. If just looking to kill some deer I’d look for land bordering some farming land that has good cover for the deer to retreat to after filling their tummies. Maybe even talk to the farmer and see if He’ll assist you with depredation permits.

Also I’d talk to surrounding neighbors and see how many (if any) hunting clubs are close to your proposed property that run dogs. Then you may want to possibly fence in your land to have a piece of mind and not a pissed off attitude when dogs run across your corn pile.

Don’t get me wrong 50 acres is a lot of land, but in the bigger scheme of hunting not that much land. 250 acres would get you a lot better position to keep a few does year round and some wandering bucks, if they have a great food source. 500 acres would be better. 2000 acres would be even better. Deer wander… got pictures of many that have moved across 18,000 acres and back again. Mostly bucks do this.

I have 46.7 acres with 600’ of river frontage, deep water, access to the ocean and a dock permit for sale in Gtown. 7 miles from Gtown’s Front St. secluded and quiet. Lots of deer, turkey, ducks, a covey of quail, a few gators etc. PM me if you want to look at it.
The property is located across the river from Friendfield Plantation so you don’t have to worry about development there. Other borders are owned by Red Mountain Timber and a neighbor that’s not selling.

That’s funny. Nice piece of property you have. I’m surprised with all the growth coming out of Myrtle Beach and in that area you still have it. My nephew is going to school in Georgtown to be a DNR agent and has been giving me some great fishing reports around that area.

My 171+ acres is about the same price and i am surrounded by cropland and have I-95 frontage for possible future investment and I will finance it.
How can you beat that?
The only reason I may sell is that I have acreage in North Carolina for hunting.
I can’t be everywhere.
That even makes the property better for hunting this coming season because I hunted very little last year and only took two bucks.
If I don’t sell, I will hunt it hard this season since I bought a place in Charleston.

Yes, but your property doesn’t have river frontage with ocean access and a dock permit.

That is true. But for hunting it is supreme.
I hAVE 1/4 MILE OF RIVER FRONTAGE ON MY NORTH C PROPERTY.
If I were looking for a place that had ocean access, I would be very interested in your property.
I almost bought a plantation up that way a few years ago, but the neighbors did not like the idea of me shooting deer.

I think this animosity has scared bootlegger away from a potential sale between ya’lls properties. I keep looking for a $1.25 so one of you can get on a payphone and call the other up to hash things out!!! Not sure if this helps but I have seen two women get riled up over petty things before but this is great!!!

Also, I understand that 50 acres isn’t a large tract and my success will depend on the area and who and what my neighbors are.

I don’t see any animosity, PS and I are simply stating the merits of our sale items to possibly gain the OP’s interest. I’d hold no ill feelings were they to work out a deal and I’m sure he wouldn’t either were it to come my way. BL might also decide that neither is what he’s looking for and go an entirely different direction. I hope he finds what he’s looking for and understand the lack of communication aspect, I deal with it daily. So, you can put your popcorn away.

I don’t care if I sell mine. I love it. My son loves it.
