Penny creek question

My wife and I are contemplating the purchase of a piece of property that’s located on Penny creek, off of the Stono. We were told by the agent that at the site of the property the creek has 3ft of water at low tide. I’ve only been up this creek once or twice and I remember that I was able to go most of the way through the creek. Does anyone know if there’s enough water in Penny creek at low tide to make it all the way through it??

I believe I would check the tide charts and go check it out for myself. The agent wants to sell, you want navigable water. I hope it works out for you. Having a house on any water is mine and my wife’s dream.

I believe there is, but like DFreedom said, I would check for my self. I have been through there a few times, have a friend that lives on River Road near the offshoot from Penny (behind Brickyard Rd).

I definitely am going to navigate the creek myself. But, surprise, surprise?the listing agent needs a decision yesterday; other offers are pending!!

Make an offer and just make it contingent upon a satisfactory inspection of the water depth at low tide not to exceed 30 days. There’s all different ways you can word it. I wrote a contract that was, “Pending the offeree’s wife’s approval” as she hadn’t seen the property yet.

Agreed with Edistodaniel here. As long as the agent and/or seller is being legit and actually knows this, he/she shouldn’t have any trouble with this stipulation.

Depending upon the boat you own, it should navigate ok once you learn the creek, but DON"T take my word for it; haven’t actually done it in years.

Viewing the property on Google maps, I noticed that the last two docks on the west side of the bridge had boats on the lift. Obviously I don’t know whether they go in and out at low tide, nor could I tell what types of boats they were. Good luck.

just be aware that you have to go under low bridges in either direction… so no t-tops. i would be very hesitant to call that “deep water” as they have advertised. 3 ft at low tide might be stretching the truth a bit. there may be 3 ft at that point in the creek, but to get out of the creek, there are spots you will be kicking up mud at low tide.

best solution is to take your boat up there at low tide and decide for yourself.

I have been in that creek a thousand times. The area indicated on the above map is a deeper area. I will tell you at high tide I have to lay down in my boat to get under that bridge in the picture. The clearance is about 2 1/2 feet between the water and bottom of the bridge. Also the property indicated above is between two of the bridges so no T-top. I can also tell you that creek is deeper from the bridge in the picture up to the Stono. Going the other direction it gets really shallow at low tide. My boat has run the whole creek many times at low tide.

I do know there is some rocks or other structure under the bridge that would be sketchy to go over at low tide and at high tide the bridge is pretty low to the water. But the creek is an excellent bait creek with some nice small fish mixed in.

Unfortunately, the deal fell through!!!
At the very last minute?.just when my wife and I were going to put in our offer, we get an email from the builder informing us he forgot to tell us that the buyer of the waterfront lot would be responsible for paying for the private road that connects the three lots on the parcel. And that would cost us another $35k!!! Not going to happen.
We did not submit our offer, so no waterfront property on Penny Creek for us :angry:
