I always thought the seller had to get the cl 100??
It means it is being sold as is and were is. It is the buyers property to do as they wish. With the lending market being almost nonexistent it would be a cash deal. It could be a good deal or a pile of junk.
It’s a foreclosure. Banks way of telling you they’re not going to do anything.
Seller usually gets the cl-100, but it’s more of a show of good faith because the cl-100 stays with the house even in the buyer doesn’t follow through. It’s not required
Seller can disclose that they have no idea about the condition of the property. Make sure you have a good agent
As Fritz says, your home inspector better be a good one. Even then there are limits on what they can find so there always will be risk that you are going to have to accept. I recently bought a home that was held in a trust so the sellers were not obligated to provide a discolsure. We were able to push hard enough that we did get one, but it only included what was remembered or was chosen to be remembered. Between that and the home inspection there were a lot of issues that I have found, whether intended or not.
When buying in such situations, the unknown must be accounted for. To remain right side up on your purchase, selling price + closing costs + visible repairs + unknowns should be less than or equal to the market value of the home.
